Grayson County Land Guide: Land in the Shadow of the Chip Fabs
Sherman has become one of America's biggest semiconductor manufacturing sites, and US 75 is now six lanes to the county line. For landowners and buyers in Grayson County, that combination is changing what land is used for and who wants it.
The semiconductor anchor
Texas Instruments chose Sherman in 2021 for a campus of up to four 300-mm wafer fabs on a 4.7-million-sq.-ft. site, with up to 3,000 jobs at full build-out (Dallas Morning News). In 2025 TI said the Sherman sites could total up to $40 billion of its U.S. investment plan (TechTarget). GlobalWafers opened a $3.5 billion wafer facility in Sherman in May 2025 and announced a further $4 billion U.S. investment (Reuters). The Texas Municipal League's risk pool describes more than $45 billion of projects online or planned in Sherman (TML IRP).
Population and roads
Grayson County reached an estimated 153,613 residents in July 2025, up about 13.3% from 135,601 in 2020 (Census QuickFacts; county growth table). TxDOT finished widening US 75 to six lanes from CR 370 in Anna to the Grayson County line in July 2026, removing the main bottleneck between Collin County and Sherman (TxDOT). On the west side, NTTA's map shows a proposed Grayson County Tollway, a Grayson County Regional Mobility Authority project that may extend the toll road north (not an NTTA project and not yet scheduled) (NTTA).

Where land demand is showing up
- Sherman/Denison growth ring: homesites, small-acreage and subdivision tracts within a short drive of the fabs.
- US 75 corridor (Van Alstyne, Howe, Sherman): commercial and flex land as the Collin County corridor fills.
- West Grayson (Gunter, Tioga, Whitesboro): longer-hold tracts along the future Tollway/Grayson County Tollway alignment. Buyers should treat a proposed alignment as speculative until it is funded.
- Lake Texoma: recreation and lake-area homesites.
Land price context
TRERC's Region 4 (Northeast Texas) rural land median was $8,604/acre in 2Q 2026, down from the 2025 peak while sales rose 9.64% (TRERC). TRERC notes that sellers anchored to 2022–23 peak pricing are a main source of friction today. Priced right, land is moving.
Before you buy or sell in Grayson County
- Confirm city limits/ETJ status (Sherman, Denison, Van Alstyne, Gunter and Howe all have growing ETJs).
- Check water supplier (city, water supply corporation or well) and sewer/septic feasibility.
- Map any proposed road alignments and pipelines/transmission lines.
- Review ag valuation and rollback exposure.
