Cypress Point HOA Governance Guidelines
Cypress Point is a high-end community of custom homes on Bois d'Arc Lake, and the governing documents are how we keep it that way. Below is a plain-language summary of each of the eight governing documents. Prefer quick answers? Our Cypress Point FAQ covers the building rules, and our Lake & Dock Rules FAQ covers docks.

How the documents fit together
The Declaration is the master document, and it controls over the Design Guidelines in any conflict. Each lot owner is automatically a member of Cypress Point Homeowners Association, Inc. Every home, fence, pool and dock needs written approval from the Architectural Control Committee before work starts, and docks also need authorization from the North Texas Municipal Water District (NTMWD), which is not guaranteed.
1. Declaration of Covenants, Conditions and Restrictions (88 pages)
The master governing document for Cypress Point. It controls over the other documents in any conflict.

- Shoreline Management Plan compliance (2.1.5): NTMWD owns the land below 541 ft, holds a flowage and flood easement from 541 to 545 ft, and any dock, path or vegetation work on its land needs NTMWD authorization plus ACC approval
- Construction restrictions (Article 3): ACC approval, fences, roofing, pools, setbacks, community dock (3.14: up to 20 slips, licenses for owners without a private dock) and private boat docks (3.15)
- The HOA (Article 4): automatic membership for every lot owner
